primarily in Central London and the Greater London area, with some work also undertaken
throughout the south-east of England. It provides building surveying services primarily to
clients with residential property and estate/block portfolio management as their core
activity.
The company uses
Andrew’s experience and knowledge gained within the industry since 1994 to focus on the core
building surveying services set out below.
The company also
recognises its limitations as a small firm, with most instructions coming from its retained
client base or from personal recommendations.
It will not take
on instructions from clients which are outside the areas of Andrew’s expertise or where key
timescales cannot be met despite very best endeavours.
Project
Services
will work with property managers,
resident freehold management companies and private portfolio investors to deliver projects
to the desired level of quality, to a budget and within a realistic
timescale.
Andrew will
retain an involvement at all stages of the project from the initial inspection and reporting
stage, through specification, tendering and then administration of the works on site to
practical completion.
Acting either as
Contract Administrator or Project Co-ordinator, projects undertaken are normally up to a
value of £500,000 and primarily cover one or more of the following areas:
§External repair and
redecoration.
§Window replacement.
§Roof renewal or
renovation.
§Internal common parts refurbishment and
redecoration.
§Statutory compliance
works.

Pathology
Andrew is proud
to have an established track record of resolving land standing problems associated with the
external building fabric of a number of properties, where previous works projects by others
have failed to remedy the problem.
Anstow Limited
will inspect building fabric and oversee investigation work to analyse defects and report in
writing with clear and concise recommendations as to any further investigations or remedial
action required.
Building
Maintenance
work with property managers and
resident freehold management companies to inspect and prepare costed building fabric
maintenance plans to assist in the planning and implementation of future works projects.
The reporting format is flexible and can be tailored to meet individual clients’
requirements.
Project
Monitoring
provide project monitoring services
for landlords and property owners where investors or tenants are carrying out significant
development or alteration works.
The company will
also work with the client’s solicitor in connection with Agreements to Lease and Licences to
Alter to ensure that such works are properly reviewed and approved, and also that any
relevant special conditions are incorporated within the approval
documentation.
Neighbourly
Matters
Andrew has
extensive experience of Party Wall matters and the company can act as either Building Owner
or Adjoining Owner’s Surveyor as set out in the Party Wall etc Act 1996.
Anstow Limited
can also assist in connection with special works agreements between neighbours, scaffolding
licences etc and the preparation and agreement of schedules of condition prior to any major
works.

undertake Reinstatement Cost
Assessments on a variety of properties and estates and provide a clear and concise report
with a full breakdown of the rebuilding calculation.
Other
services
can also provide other services such
as dilapidations, acting for either landlords or tenants dealing with the negotiation and
settlement of dilapidations claims, the negotiation or implementation of works at a break
clause and for either party in service charge disputes.
Andrew also has
experience of pre-assignment inspections for landlords, Building Audits and Statutory
compliance surveys.
